Bellway Homes Launches Development Fit for a King

May 4 2011

William and Kate’s big day, when the happy couple were also awarded their new titles of the Duke and Duchess of Cambridge, may have been all over the news last Saturday but that wasn’t the only event of note to take place last weekend.  On Saturday 30th April Bellway Homes launched the much anticipated Duchess Park Phase II in Dalkeith, Midlothian. Fit for a king – and queen! – this development of new homes in Scotland has been looked forward to by house buyers in the area after the success enjoyed by Phase I.

Duchess Park from Bellway Homes

The 'Eden' 3-bed semi-detached home at Duchess Park Phase II in Dalkeith offers off-road parking and en suite facilities to the master bedroom for £183,995, from Bellway Homes

“Duchess Park Phase I consistently performed for us because it was the perfect marriage of excellent value-for-money homes within a great location,” said Fraser Conn, sales and marketing director at Bellway Homes. “We’re expecting the same success for Phase II, as we’ve already had a healthy level of interest ahead of the launch, indicating the development is about to enjoy a honeymoon period of its own!”

Phase II at Duchess Park consists of a collection of contemporary three- and four-bedroom semi-detached and detached homes situated off Dalkeith’s Salter Road. Prices start at £183,995 and the homes here are perfect for prospective buyers with a family or those needing space for guests or working from home.  The recently opened Dalkeith Community Campus houses both Dalkeith and St David’s RC High Schools and is equipped with state-of-the-art facilities, making it a significant attraction for families moving to the area.

Dalkeith also boasts a large country park where outdoor pursuits such as hiking or cycling can be enjoyed, while children will adore exploring the adventure playground. A castle dating back to the 12th century also adds to the town’s character and visitors are welcome to look around. Other amenities within Dalkeith include a good mix of high street names and independent stores to meet most everyday needs.

Homebuyers hoping to find a property within easy commuting distance of the capital will be happy at Duchess Park Phase II, with Edinburgh city centre around 20 minutes’ drive away and easily accessible via public transport.

Part Exchange Offers a Quick Way to Move

April 6 2011

In the current property market, many would-be house buyers are being put off moving due to the stress of selling their existing home. However, an easy solution for buyers wishing to upgrade into new-build homes in Scotland is a part exchange scheme, available from many house builders across Scotland. Part exchange means that when the buyer purchases a new property, the house builder will in turn buy  their old house as part payment towards their new home.

Being able to benefit from such schemes is just one of the many advantages of buying a new-build property and part exchange has proven to be a popular incentive for those longing to make a quick and hassle-free move.

Part exchange has several benefits to the buyer: there is no chain, therefore no concerns about someone pulling out of a sale; there are no estate agents’ fees to pay; the stress of selling a house is eradicated and the buyer can often stay in their existing home until the new one is ready to move into, as the purchases are co-ordinated to go through at the same time, meaning there are no expensive bridging costs to be paid.

Highfields View from Stewart Milne Homes

The 5-bed 'Malborough' house starts at £355,000 at Highfields View but is available via part exchange from Stewart Milne Homes

The development includes a variety of property types such as two-bedroom apartments, four-bedroom townhouses and five-bedroom detached villas, with prices starting from £171,000. Stewart Milne Homes promises to make an offer on the buyer’s existing home within the five-day period and will also liaise with solicitors to make sure both sales go ahead simultaneously.

There are only three plots still available with part exchange at Silver Meadow from David Wilson Homes.  Situated in Prestonpans, the development enjoys an attractive coastal setting to the east of Edinburgh, within easy commuting distance to the capital. The ‘Direlton’ home type is priced from £184,995.  The townhouse boasts three bedrooms, one with en-suite, a study, kitchen/breakfast room, utility room and an allocated parking space.
