Redrow’s Homes Fly Off the Market

March 16 2011

Three of Redrow Homes’ developments of new homes in Scotland in the east of the country’s central belt have recently enjoyed a huge surge in interest . Buyers in the area have been purchasing homes with such enthusiasm at Graemeslea in Aberuthven, The Potteries in Prestonpans and Optima in Edinburgh that just a few properties are still available at each site.  This means homebuyers interested in bagging one of these homes need to act quickly.

Graemeslea from Redrow Homes

Just five 5-bed family homes remain unsold at Redrow's Graemeslea scheme in Aberuthven, Perthshire, priced from £347,000

“The sales success we have seen at these three developments shows that despite the doom and gloom in the media about the economic climate there’s still a demand for quality-built homes,” says Mary McHutchison, sales manager for Redrow Homes (Scotland). “By offering the right product, in the right place and at the right price we’ve been able to capture a significant slice of the market, offering house hunters a choice of city centre apartments, large and luxurious homes and everything in between.”

Set close to the stunning Perthshire countryside, the Graemeslea development enjoys a peaceful location. Only five properties remain for sale here, each of which is complete and ready to move into.  The five-bedroom detached family homes are priced from £347,000. Upgrading buyers with a home to sell could benefit from Redrow’s part exchange scheme and find themselves able to move in sooner than they might think. This free property valuation tool can give you an up-to-date estimate of the value of your existing home.

Graemeslea from Redrow

The 'Chatsworth' 5-bed house design costs from £357,000 at Graemeslea

Just three homes are still available at The Potteries in Prestonpans. The development is ideal for house hunters looking to find a property that provides a happy medium between country life and city convenience. The Potteries accomplishes this, with Edinburgh city centre being only 10 miles away, while the village itself has a warm, family-friendly community atmosphere. Two-bedroom apartments here cost from £133,000, with three-bedroom homes priced from £165,000.

Perfect for those hunting for a starter home, the three remaining two-bedroom apartments at Optima in Edinburgh are available from £130,000. The development is close to the city centre and good public transport links are already established.

“It could cost up to £30,000 to bring an older three-bedroom property up to the same standard of one of our new homes,” Mary explains. “Our customers don’t have to worry about DIY or inheriting someone else’s decor, but will enjoy the peace of mind of a 10-year ‘Buildmark’ warranty. Plus because new-build homes are designed to be energy efficient, with central heating and double glazing as standard, they’re potentially cheaper to run than their second-hand counterparts.”

She concludes: “If you want to snap up one of the final properties at Graemeslea, The Potteries or Optima you should act fast to avoid disappointment.”

Retirement Properties Gain Popularity

March 7 2011

While they are popular in countries such as North America and Australia, purpose-built retirement villages are a relatively recent concept in Scotland’s housing market. By combining the opportunity to continue living independently with the reassurance of  care being there if needed, properties designed specifically for retired people offer them many benefits.

There are a few factors that people should consider when buying a new retirement property, not least the level of care they are looking for and the facilities available for use on and near the development. There’s a great selection of new-build retirement property developments available in Scotland at the moment that will suit a variety of interests.

Many of these communities are set in landscaped grounds, letting residents enjoy a pleasant and tranquil setting without having to worry about doing their own gardening, while others are positioned close to a golf course or offer easy access to a major town or city for residents who like to get out and about.

Auchlochan Garden Village from MHA Care Group

There are 50 acres of grounds at Auchlochan Garden Village in South Lanarkshire, where a 1-bed apartment starts at £95,000

The finishing touches built in to new-build retirement properties are designed to make life a little easier.  Features to look for include electrical sockets placed higher on the walls for ease of access, easy-grip lever taps in kitchens and bathrooms and automatic lighting. For buyers hoping to find a property to downsize to in their later years, a purpose-built retirement property could be the ideal move.

A selection of apartments and bungalows is available to buy at MHA Care Group’s Auchlochan Garden Village. The community is set within 50 acres of grounds in South Lanarkshire and amenities include a coffee shop, library, hair-dressing salon and guest facilities for visitors. A team based on-site ensures that care can be provided quickly when needed but also allows residents to live as independently as they like. Prices at Auchlochan Garden Village start at £95,000 for a one-bedroom apartment.

Further west, in Ferry Village at Braehead, the Kingsferry Court development by McCarthy & Stone offers a selection of 57 one- and two-bedroom homes with prices starting at £119,950. Integrated kitchen appliances are included in the specification and peace of mind comes with the 24-hour emergency call system in place. In the local area you’ll find a large shopping centre as well as the Renfrew Golf Club and Clyde View Park. Glasgow city centre is easily accessible via frequent bus services.

Rosemount Golf Retirement Village from Argus Care Group

Two cottages remain for sale at Rosemount Golf Retirement Village, priced from £255,000

Argus Care Group has recently opened the Rosemount Golf Retirement Village in Blairgowrie.  The development features five ‘close care’ cottages, two of which are still available to purchase. These cottages are fitted with the latest technology, which means, for example, that the bathroom light will automatically come on and off during he night when you get out of bed and snuggle back under the duvet. Prices here start from £255,000. The two-bedroom properties also include a private parking space and a garden. As you might expect from a village built on Golf Course Road, you don’t have far to go to enjoy the fairways of the renowned local golf club.

Situated in the small village of Barbaraville on the north side of the Cromarty Firth, Highland Park Village is a development of homes designed especially to suit over-55s. With 47 two-bedroom detached bungalows and three waterside one-bedroom apartments in addition to a local shop, clubhouse and landscaped grounds, the village really is a complete little community. Properties at the Highland Park Village development are priced from £135,000.

New Build Developments with an Eco Twist

February 16 2011

In the past few years there has been a growing demand for environmentally friendly homes.  While many people want to minimise their carbon footprint and almost everyone wants to save money on the cost of fuel, the Scottish Government plans a 30% reduction in carbon emissions from new buildings and the Scottish Planning Policy emphasises that planning decisions should take climate change into account.

In keeping with this trend, a number of eco-friendly new-build developments are popping up around Scotland at the moment. Many new homes for sale in Scotland now incorporate some form of sustainability or environmentally friendly feature as part of their design and construction, but some house builders have gone that little bit further to integrate environmental matters in their new homes developments.

The Green Quarter from ParcLife

Prices start at just £115,000 for a 1-bed apartment at The Square/The Courtyard from ParcLife, in Edinburgh

With its spectacular sea views, The Oaks at Old Cambus in Cockburnspath is currently available to buy off-plan. The development makes use of the latest in energy efficient technology including air source heat pumps, solar panels, heat redistribution, recycled rain water and reed bed drainage. Featuring en-suite facilities, a dressing area, balconies, utility room, a study and double garage, the five-bedroom detached family home has a fixed price of £675,000.

Tulloch Homes’ Calduthel Farm development is located in Inverness and consists of a collection of two-, three- and four-bedroom homes available in a selection of house types including cottage flats, bungalows and villas. Energy efficient solar panels are fitted to every detached and semi-detached home and prices here start from £128,950 , with a shared equity scheme offered on selected properties.

River Braan Development from Sustainable Developments Scotland

A range of apartments and houses incorporating a high degree of eco-technology are available at The River Braan Development in Amulree, Perthshire

For buyers looking for new homes in Edinburgh, The Square and The Courtyards developments by ParcLife offer a solar power system to contribute to water heating and a high level of insulation on selected properties. Prices start at £115,000 for a one-bedroom apartment and £185,000 for a three-bedroom house. The development is situated in the Craigmillar area of the city and has achieved the Sustainable Communities Award for its efforts.

Nestled in the village of Amulree, Perthshire, The River Braan Development from Sustainable Developments comprises a number of apartments and houses as well as a restored inn and two commercial units. Comitted to providing an eco-friendly environment, the development plans to maintain its own power with a team working on site to produce a consistent source of renewable green energy. The hot water generated as a by-product of this will be used for underfloor heating while rain water will be harvested and used for a multiplicity of purposes around the development.
