Ayrshire has always been popular with homebuyers and with the recently completed M77 road link significantly reducing the commute to Glasgow, this shows little sign of changing.  House hunters looking to find a property in the west of Scotland won’t be disappointed by the selection of new homes on offer in the area.

Situated around 15 miles east of Ayr, Cherrytrees in Cumnock is a Stewart Milne Homes development with a luxurious character.  Boasting an excellent specification, this development of four- and five-bedroom homes is sure to impress.  Two house types are currently available at Cherrytrees, including the four-bedroom ‘Thorntonhall’, which is priced from £249,995 and features a separate lounge and formal dining room as well as an open plan kitchen/family/dining area with French doors leading to the rear garden.  Two en-suite bedrooms and a ‘bonus room’ which would make a great den or playroom make this perfect for family life.

New Homes Round-Up: Scottish Borders

With its breathtaking scenery, imposing views, rich history and strong sense of community spirit, the Scottish Borders is an enviable place to lay down roots or retire to.  The quaint villages and bustling towns that make up the area have a real rural feel and yet are within easy reach of Edinburgh, Glasgow and Newcastle.  At the moment, there is an excellent choice of new-build houses for sale in the region.

Scottish Government Introduces Shared Equity Scheme

With the FirstBuy assistance scheme grabbing the property headlines recently in England and Wales, the Scottish Government has also introduced its own version of the shared equity model aimed at first-time buyers. The New Supply Shared Equity with Developers scheme offers £8 million in loans to individuals on low and moderate income, who are otherwise unable to purchase their first new-build home in Scotland.

Under the scheme, the Government and housing developer jointly provide a 10-year interest-free loan to the buyer, reducing their deposit and mortgage requirements to an affordable level. This sum should be paid back in full by the homeowner at the end of the ten-year period or when the property is sold, whichever is sooner. To date, 16 housebuilders and housing associations have signed up to the scheme, including Persimmon Partnerships, Cruden Group, and Highland Housing Alliance.

The largest project is for 27 properties at Eastlands, a Bellway Homes development of new homes in Glasgow‘s East End. However there is no minimum size for the allocation, with the smallest being a single property at Ailsa Gardens in North Ayrshire by Persimmon Homes.

Bellway has already assisted 20 first-time buyers in purchasing one- or two-bedroom apartments at Eastfields in Carntyne, a district in the east of Glasgow. Here, a one-bedroom property could cost as little as £53,000 up-front under a 60%/40% shared equity deal, against a full price of £86,995.

A number of new developments have already been planned for the East End of Glasgow ahead of its role as the home of the Athlete’s Village at the 2014 Commonwealth Games.

First-time buyers, or those on a limited budget, might think that their chances of being able to afford a new-build home in Scotland are pretty slim. Obviously, if you have aspirations of living in a large mansion complete with indoor swimming pool and gold-plated bathroom then you may need a huge windfall, but those starting out on the property ladder will find a number of  developments offering new-build homes for under £100,000. Moreover, there are no ties to a shared equity arrangement, part-buy/part-rent deal or any other initiative usually associated with affordable new homes. They’re not all one-bedroom cubby holes either!
