CALA Unveils Plans for New Edinburgh Developments

June 15 2011

CALA Homes has started construction work at two new Edinburgh developments.  The first phase of homes at both sites, which are situated in Balerno and Corstophine, is now available to buy off-plan.

House hunters looking for a luxury property in Balerno should get their skates on as one of the three five-bedroom houses being built at The Paddock has already been reserved.  The development’s name is derived from the adjacent riding stable and complex owned by Ravelrig Riding for the Disabled.  The charity applied for joint planning permission along with CALA Homes and now enjoys a more secure future as well as the opportunity to create a new indoor riding centre.  Prices at The Paddock start from £775,000 and work is due to be completed by the end of this year.

Meanwhile, CALA Homes has plans for 20 detached four- and five-bedroom properties at its Queen Margaret Grove development in Corstorphine.  The first phase at the development, which is situated on the site of the former Queen Margaret University in the west of the city, is set to be finished in December 2011.  The homes types here will be taken from the company’s prestigious Signature range, while the development’s landscape will make the most of the mature trees on the grounds.  A sales office has recently been launched at Queen Margaret Grove and prices here start from £495,000.

In addition, CALA Homes has announced that work will begin on a further development in the capital later in the year.  Sales at the Trinity Park site, located off Ferry Road will be launched in autumn, while the first homes are due for completion in 2012.

The 'Ranald' is one of the 5-bed house types available at its exclusive The Paddock development, just launched, from £775,000

“CALA understands that there is strong demand for detached family new homes in Edinburgh and the surrounding areas, and we have a strong track-record developing quality, spacious homes for this market,” says Sarah Stanger, sales and marketing director at CALA Homes (East). “These developments offer a great opportunity to provide homes in highly desirable areas and we are already experiencing a high level of demand following the release of both of these developments this month.”

New Properties on the Market in Scotland’s University Cities

June 13 2011

With summer having (supposedly) made an appearance, many of Scotland’s teenagers will be dreaming about heading off to university for the first time or leaving halls of residence to find their own pad.  The thought of finding a quality home to rent can be daunting but, in recent years, a trend has begun to emerge whereby parents decide to find a property to invest in for their child to live in during their university career.

Vision from Stewart Milne Homes

Prices start at £162,995 for a high-specification 2-bed apartment at Stewart Milne Homes' Vision scheme in Aberdeen

Not only could this save money by lowering monthly outgoings paid for rent, but it could also earn parents a bit extra cash by renting out a second bedroom to a flat mate.  In the long term, rising house prices may result in the property being sold on at a profit when the student graduates and moves on.

The benefits of buying new-build homes are many, but perhaps one of the best for a parent is that everything is brand new so there will be no calls home demanding cash for the expensive repair bills that can come with an older property.  There are lots of new-build homes in Scotland‘s university cities that would be ideal for student life and that won’t break the bank of mum and dad.

The Vision development by Stewart Milne Homes is situated near the Mugiemoss area of Aberdeen and offers two apartment styles that are perfect for those starting out.  Both the ‘Pirie’ and the ‘Spence’ have two bedrooms and are priced from £162,995. Each apartment has a kitchen/breakfast room with built-in appliances (so there will be no need to bring washing home at the weekend!), bedrooms with fitted wardrobes, door-entry system and plenty of storage.

CALA Homes‘ Grovewood Hill development in Edinburgh offers a choice of one-, two- and three-bedroom apartments priced from £165,000. The apartments are situated in the west of the city and boast a high internal specification that includes Siemens kitchen appliances and bathroom tiling from Porcelanosa. The open-plan design gives a contemporary feel while the separate utility room and fitted wardrobes to the bedrooms offer plenty of storage space.

Gainsborough Court from Mactaggart & Mickel

Buyers have a great choice of property types at Gainsborough Court in Glasgow from Mactaggart & Mickel

With its Kelvindale postcode, Mactaggart & Mickel‘s Gainsborough Court development is conveniently located for students attending any of Glasgow’s three universities. Sixty-two properties priced from £234,495 make up the development, which has a number of homes to suit students including two- and three-bedroom apartments; two-, three- and four-bedroom duplex apartments, and four-bedroom townhouses. The properties all feature roomy lounges, en-suite facilities to the master bedroom and fitted wardrobes in the bedrooms.

Taylor Wimpey‘s Stirling Bridge development has been designed with first time buyers in mind.  Prices start at just £85,000 and the starter homes include a collection of one- and two-bedroom apartments as well as two- and three-bedroom semi-detached homes.

A new development in Dundee is currently on the market through Thornton’s Property Services.  McVicars Lane on the city’s Perth Road is well placed for reaching either of Dundee’s two university campuses and features two- and three-bedroom apartments priced from £174,950 as well as boasting a selection of luxury penthouses.

Mactaggart & Mickel Win Top Awards

June 13 2011

The Scottish Home Awards 2011 took place last week with a gala dinner at the Edinburgh International Conference Centre. Mactaggart & Mickel‘s impressive collection of  new homes for sale in Scotland‘s central belt and west coast helped the company fight fierce competition to claim not only the prize for Small Housebuilder of the Year, but also the coveted Housebuilder of the Year Award.

A reversal of financial fortunes – the housebuilder made a huge leap from loss to profit by £7.8 million in the previous financial year – and a well-planned diversification into other related areas such as commercial property and timber systems were just two of the reasons MacTaggart & Mickel deserved to win according to the judging panel, which was made up of experts from a wide range of house building disciplines.

Mactaggart & Mickel wins Scottish Home Awards 2011

Mactaggart & Mickel's Management Accountant Lynsey Bell and Marketing Manager Jenny Harvie, with their 2 housebuilder awards, are flanked by hosts Dougie Vipond and Catriona Shearer at the Scottish Home Awards 2011

“It is always gratifying to be recognised for your efforts, particularly by our peers in the property industry, and we’re delighted to have won these awards,” said Joanne Casey, sales and marketing director at Mactaggart & Mickel Homes. “This prestigious accolade will be a welcome boost for the entire Mactaggart & Mickel team right across our business, from our office based employees to our on-site workforce, not forgetting our suppliers and customers.”

Mactaggart & Mickel currently has a number of developments on the go in Scotland with properties available. Meadow Belles in Mauchline, 11 miles east of Ayr has two new show homes for potential buyers to view. The development will comprise 38 homes in a variety of sizes and styles, with prices starting at £169,495 for a two-bedroom bungalow.

Situated in the Blackhall area of Edinburgh, Hillpark includes a collection of apartments and townhouses perfect for city living. The final phase of homes has just been released at the development, where prices start from £280,000 for a two-bedroom apartment or £395,000 for a four-bedroom townhouse.

The Campsie Hills provide a dramatic backdrop for the Campsie Village development.  Located just 12 miles to the north of Glasgow, this development is ideal for commuters who prefer to live in a tranquil environment. Prices here start at £195,945.

Planning Approval Granted for New Edinburgh Development

June 8 2011

Planning approval has been granted for new development of homes at the former Trinity Park House site in the north of Edinburgh city centre.  The CALA Homes development will comprise 81 new properties on the six-acre Trinity Park site, taking inspiration from the capital’s rich architectural heritage and making the most of the impressive walled gardens, which are to be retained.

Trinity Park from CALA Homes

CGI of Trinity Park in Edinburgh, where the first homes are expected to be available in Spring 2012, priced from £300,000

“This is a once in a lifetime opportunity to create a residential development which applies a modern take on the city’s classic Georgian architecture,” says Gillian Tait, development manager for CALA Homes. “We have taken the best of space and scope of traditional building design, with classic facades and high-proportioned doors and ceilings, and combined it with all the advantages of contemporary living – such as modern kitchens, en-suite bathrooms and open-plan living space. The development layout represents the nature of the walled garden and enhances the existing mature landscape.”

That landscape is set to be completed by a collection of apartments along with semi-detached, terraced and mews houses, which will all be situated within the tree-lined grounds. A considerable number of the house types on offer at Trinity Park have been designed with family living in mind, a feature that CALA Homes has traditionally championed, yet which remains uncommon in many city centre developments.

Hutton Apartments at East Fettes from CALA Homes

There is still availability at CALA Homes' East Fettes scheme in central Edinburgh, with properties priced from £205,000 at the Hutton Apartments phase

Kevin Whitaker, managing director of CALA Homes (East), comments: “CALA’s proposals reflect the need for high-quality family homes in the area, with the new-build design incorporating garages, en-suites and large family areas within a traditional exterior layout. CALA has a strong track record in developing high-quality family homes in the Trinity area, with recent developments in East Fettes selling well and Pavilion in Inverleith having sold out in spring 2010. Opportunities like Trinity Park House do not come along too often in Edinburgh, and it is further proof that the city can continue to be an attractive and desirable location.”

Construction on these new homes in Scotland‘s capital is due to start in summer of this year, with the first homes expected to be completed in spring 2012. CALA Homes has announced prices at Trinity Park will range from £300,000 to £950,000.

House hunters looking to move to a central Edinburgh location sooner should check out the Hutton Apartments phase of CALA Homes’ East Fettes development, which has one-, two- and three-bedroom properties priced from £205,000 to £695,000.  Additionally, there remains one two-bedroom home available at the Maxwell Apartments phase, with a price tag of £325,000.

Edinburgh Based Workers have the Pick of Commuter Towns

March 23 2011

According to the last census, around 85,000 people regularly commute from towns and villages around Edinburgh to work in the city. While many people love the convenience of living close to their workplace, for others new homes for sale in Edinburgh hold little appeal and it is preferable instead to find a property away from the hustle and bustle of city life and commute.

The reasons for this are numerous and include remaining close to family and friends, preferring to live in a rural area to raise children and enjoy the open air and the general belief that it is possible to get more for your money outwith a major city. Many new-build developments in areas such as Fife, Lothian and the Borders offer a chance to live away from the hectic city yet are within an hour’s drive of the Scottish capital.

Woodmill Gardens from Stewart Milne Homes

Woodmill Gardens in Dunfermline from Stewart Milne Homes comprises a range of property types, a perfect place from which to commute to Edinburgh in under an hour

Situated in Dunfermline, Woodmill Gardens offers a collection of two-bedroom apartments and three-, four- and five-bedroom detached houses. Its motorway and rail links to Edinburgh make the development a handy choice for commuters. Features on this Stewart Milne Homes scheme include utility rooms, French doors leading out into the rear garden, appealing bay windows in the living room and a master bedroom with en-suite facilities and a walk-in wardrobe. Just one house type remains for sale at this popular development, The ‘Newburgh’ four-bedroom detached villa design, which is priced at £235,000.

Only a handful properties remain available at the David Wilson Homes Barbachlaw development in Wallyford, Musselburgh. Priced from £249,995, the home styles here have been designed with family living in mind. Features on some of the last few properties include open-plan kitchen/breakfasting areas, utility rooms, studies, a dressing room to the master bedroom suite and a double garage. The coastal town provides a gorgeously scenic location to enjoy the weekend in yet still be close to the city for the Monday to Friday commute.

Forest Park from CALA Homes

Forest Park is an exclusive development of luxury homes in Peebles from CALA Homes, priced from £685,000

CALA Homes‘ Forest Park development in Peebles has a luxurious selection of four- and five-bedroom family homes on offer. Nestled in the Tweed Valley, the area has a peaceful feel to it and is renowned for the quality of its salmon fishing, yet it’s just around a 50 minute drive from Edinburgh’s city centre. The generously proportioned homes at Forest Park start from £685,000, with features including dressing rooms, en-suites, conservatories, landscaped gardens and spacious open-plan family living areas.

Barratt Homes has recently launched The Beeches in Kirkliston, a new development of three- to six- bedroom properties priced from £229,995. Among the range of house types on offer at the development, highlights include the open-plan living/dining area that is perfect for everyday family life and informal entertaining, en-suite facilities to the master bedroom, the luxury of a dressing room to some master bedroom suites and integral garages.

Miller Homes’ Liberty Park in Wester Inch at Bathgate forms part of a new village development situated on the outskirts of the historic market town. Prices at the scheme start at £117,995 for a two-bedroom apartment with parking space. A new primary school has recently been built for children living in the village,  and families moving to the area can make the most of the sense of community that is quickly developing. A 24-hour supermarket close by, as well as a railway station and nearby motorway links, make Wester Inch a great option for commuters with busy family lifestyles.
